Lease Agreement Registration Bahrain

The LeaseContract Service, provided by the Ministry of Justice, Islamic Affairs and Awqaf and Information – eGovernment Authority (iGA), allows landlords and tenants to register at any time for their contracts and verify their status by visiting the national portal bahrain.bh and avoiding visiting government offices. It is the owner`s responsibility to register his lease and pay the registration fee. However, if the landlord refuses to pay the fees, the taker can register the rental agreement and deduct the registration fee from the rent. When the size of a rental property is determined, the lessor is considered to be guarantor of the limits of that area, unless the tenant agrees otherwise and if the tenant can request the termination of the contract because of the absence of rental property. If it turns out that such a deficiency is significant and the lessor identifies it, it would not enter into such an agreement unless otherwise agreed upon. A lessor cannot enter into more than one contract for the same rented property and, if there is more than one tenant available, the first person he meets is preferred as good hay in the shedding of the property. If no person has surrendered the property, the first registered agreement is privileged, without prejudice to the right of the tenant in good faith to claim damages from the lessor. All rental agreements subject to the Basic Rent Act must be written and indicate the duration of the lease and the rent to be paid by the purchaser.

If a lease does not indicate the duration of the lease, the lease is valid for the period specified in the rental agreement for the payment of the rent. If the rent is not indicated, the rent is determined at the beginning of the lease taking into account the condition, size and purpose of the rented premises and the rentals in effect in the area where the leased buildings are located.
